Why is it important to have an electrical permit for your basement?

Liability Permits exist to make sure that developments are done correctly and to ensure safety. Not having a permit for your electrical work can lead to many issues, including denied insurance claims.

Insurance Basement electrical with no permit: since your basement was not technically finished, there is no insurance on it in the event of loss. If the home was to burn down, and it was found that the cause stemmed from improper electrical work, you may not be covered by your insurance and might have to cover rebuilding or remodeling yourself.

Resale – in the future, a potential buyer will likely want to see valid permits, so when you go to resell the property it could become a hindrance on your potential sale

Frequently Asked Questions

1. My basement is already finished and I don't have an electrical permit. Do I have to take down the walls so the City inspector can see my wiring?

No. Your permit will be obtained as a "Concealed Permit" based on an assessment of visible components. No dismantling of walls is necessary. You can receive a basement electrical permit even after the development is completed, provided that the permit is secured by a licensed electrical contractor and existing code deficiencies are noted and repaired.

Our role is to obtain an electrical permit for the homeowner and ensure that the Alberta and City of Calgary permit regulations are met.

2. What does the electrical permitting process look like, and how long does it take?

Our master electrician will visit your house and ensure that the wiring adheres to the current electrical code. We will inform you of deficiencies, if any, that need to be addressed before the permit is issued and a City of Calgary inspection booked. Once this is done, we arrange a City of Calgary electrical inspector to visit and approve the electrical work.

The permitting process can take as little as two business days from the time we come in to do the inspection, to the time that the permit is finalized with the City of Calgary. Simple!

4. Can I apply for a homeowner's electrical permit?

Not if the basement is already finished. City of Calgary and Alberta regulations state that if the electrical work is already concealed you must hire a licensed electrical contractor to faciliate the obtaining of your electrical permit.

5. I developed my basement 10 years ago, but didn't take out a permit. The electrical code has changed during this time, can my installations be "grandfathered"?

As there was no previous permit for the work, the installation must adhere to current electrical code. The most common deficiency we come across are the lack of tamper-proof receptacles, as required by electrical code starting Jan 1, 2009.
